Which developers can I get a mortgage for?
Banks most readily finance blue-chip master developers — Emaar, DAMAC, Sobha, Nakheel, Meraas, Aldar and similar — both at handover and, for eligible projects, off-plan. Boutique developers are financed case-by-case at handover. We confirm exactly which banks finance your specific project.
Should I take the developer's payment plan or a mortgage?
It depends on the plan and your cash position. Developer plans (e.g. DAMAC's 1% monthly, Sobha's 60/40) spread payments interest-free during construction; a mortgage lets you preserve cash but is capped at 50% LTV off-plan. Most buyers use the developer plan through construction, then mortgage the handover payment at up to 80%. We model both for you, free.
What is off-plan mortgage financing?
An off-plan mortgage lets you bring bank financing in before completion — capped at 50% loan-to-value by the Central Bank, and only on approved developers/projects at a certain construction stage (often 35%+). Availability and terms vary sharply by bank and developer; we tell you what applies to your project.
