Our calculator applies the real regulations — loan-to-value caps by buyer type, the 50% debt-burden ratio, the 25-year maximum term — and itemises the true upfront costs including the 4% DLD fee that banks can no longer finance.

UAE nationals: up to 85% LTV on a first home under AED 5M.
Resident expats: up to 80% LTV under AED 5M, 70% above.
Off-plan: 50% LTV cap for all buyers, all values.
Non-residents: typically 50–65% LTV by bank policy.
